SFERO REAL ESTATE, S.L. (“SFERO”, “we”, “us”) is committed to making https://sfero.es (the “Website”) accessible to the widest possible range of users, including people with disabilities and older users, in line with international best practice and with Law 11/2023, of 8 May, transposing Directive (EU) 2019/882 on the accessibility requirements of products and services (the “European Accessibility Act”, in force since 28 June 2025). This Statement should be read together with our Legal Notice, Terms and Conditions of Use, Privacy Policy and Cookie Policy, all available on the Website.
1. Our Commitment
We want any visitor, whatever their abilities or the assistive technology they use, to be able to browse the Website, search for properties, read listing details and contact SFERO without unnecessary barriers. Accessibility is treated as an ongoing effort rather than a one-off project: we review the Website periodically and after significant updates to identify and correct accessibility issues.
2. Conformance Standard
We aim for the Website to conform to the Web Content Accessibility Guidelines (WCAG) 2.1, Level AA, and to the corresponding European technical standard UNE-EN 301 549, which are the reference standards adopted under the European Accessibility Act. These guidelines explain how to make web content more accessible for people with visual, auditory, physical, speech, cognitive and neurological disabilities.
3. Scope of This Statement
This Statement covers the public pages of https://sfero.es, including property listings, search and filter tools, contact forms and the legal information pages. It does not cover:
- third-party content embedded on the Website (for example, interactive maps, virtual property tours or video players), which are governed by the accessibility practices of their respective providers;
- PDF documents or other files published before this Statement's effective date, which are being progressively reviewed and updated.
In accordance with the exemptions provided for micro-enterprises under Law 11/2023 and the European Accessibility Act, some of the obligations applicable to larger service providers may not apply in full to SFERO given its size; SFERO nonetheless applies the standards described in this Statement as a matter of good practice and continuous improvement.
4. Known Limitations
Despite our efforts, some parts of the Website may not yet be fully accessible. Known limitations may include, for example, incomplete alternative text on certain older property photographs, or third-party embedded maps and virtual tours that do not fully meet WCAG 2.1 AA criteria. If you encounter a barrier not listed here, please let us know using the contact details in Section 5, so that we can address it.

We aim to acknowledge accessibility feedback within five (5) business days and to provide a substantive response, including, where relevant, a plan and timeframe for correcting the issue, within one (1) month.
6. Enforcement Procedure
If you are not satisfied with our response to an accessibility request or complaint, you may refer the matter to the competent supervisory authority for accessibility of products and services under Law 11/2023, including through the complaints channel operated by the Unidad Técnica de Apoyo y Coordinación de las Autoridades de Vigilancia (UTAC), which coordinates the regional authorities responsible for supervising compliance with the European Accessibility Act in Spain.
7. Review of This Statement
This Statement is reviewed at least once a year and whenever a significant change is made to the Website. The version published on the Website at the time of each visit shall apply.
8. Applicable Law and Jurisdiction
This Statement is governed by Spanish law. Any dispute arising from its interpretation or application shall be submitted, with an express waiver of any other jurisdiction, to the Courts of Valencia, unless mandatory applicable law establishes a different competent forum, in particular for consumer disputes.
